Lettings and Property Management Service

Our Service Covers:-

Lettings

  • Visiting the property, providing an up-to-date rental valuation for marketing purposes.
  • Arranging Gas and Electrical Safety Certificates if instructed to do so.
  • Arrange Energy Performance Certificate prior to marketing if instructed to do so. Please note that Housing Law states that an EPC must be band “E” or better to be legally allowed to let a property.
  • Discussing and recommending terms of the tenancy.
  • Advertising the Property in the local press and on the internet.
  • Accompanying prospective tenants around the property.
  • Interviewing applicants and obtaining references through a suitable credit checking agency or previous landlord, bank and employer, for the most suitable applicant and arranging insurance and renewals if instructed to arrange.
  • Arranging for the tenancy agreement and any renewals or extensions to be drawn up.
  • Supervising the signing of the tenancy agreement and payment in advance etc.
  • Taking the landlord’s final gas and electricity meter readings and notifying the utility providers.
  • Collecting the first month’s rent in advance, setting up a standing order direct from the tenant to the landlord for future rental payments, as well as a security deposit to be held in a separate Clients Account set against any possible dilapidations as part of The Deposit Protection Service.
  • Accounting to our client for monies due.
  • Arranging re-letting when necessary.
  • Providing advice on all aspects of Letting your property.
  • Providing detailed photographic Inventories.

Lettings & Full Management Service

  • All aspects detailed under “Lettings” above plus.
  • Collecting the rent in advance each month by standing order direct from the tenant to Redferns. We would then take our agreed fee from this and pay the balance to the landlord. Security deposit to be lodged with the Deposit Protection Service to set against any possible dilapidations.
  • We will carry out our first visit to the property after 3 months then visit at regular intervals following that. We will report to you afterwards if there are any issues or concerns.
  • Organisation of day-to-day repairs & maintenance, arranging quotes if necessary and overseeing and instructing tradesmen.
  • Paying with clients’ funds, any bills of a recurring nature – e.g. insurance premiums, ground rents etc if instructed to do so.
  • Answering tenants’ queries whatever time of day they call.
  • Preparing data for clients’ Tax Returns with regard to income received from rental properties.
  • Checking through the inventory of contents at the end of the tenancy, drawing up a schedule of dilapidations if needed.
